Cancellation Policy

The following Cancellation Policy applies to reservations made directly with Lodge 401 Niseko Annupuri. Reservations made through third-party websites or affiliated Online Travel Agencies (OTAs) are subject to the cancellation policies of those providers.

Cancellation Requests

All cancellation requests must be submitted in writing via email to:

stay@lodge401.com

A reservation will remain active until the guest receives written confirmation of cancellation from Lodge 401 Niseko Annupuri.

Refund Terms

1. Cancellation requests received more than 90 days prior to check-in are eligible for a 100% refund of all accommodation payments received by Lodge 401 Niseko Annupuri.
2. Cancellation requests received between 60 and 90 days prior to check-in will incur a cancellation fee equal to 20% of the total reservation value. Any amount paid beyond this fee will be refunded.
3. Cancellation requests received 59 days or less prior to check-in will incur a cancellation fee equal to 100% of the total reservation value.
4. Lodge 401 Niseko Annupuri shall not be liable for any expenses, losses, costs, travel disruptions, or other damages resulting from the cancellation or modification of a reservation.
5. Reservations are accepted on a first-come, first-served basis. A reservation is secured only after the required deposit or full payment has been received within the specified payment period.

Booking Terms & Conditions

A reservation is not considered confirmed until an official confirmation has been issued by Lodge 401 Niseko Annupuri or the booking agent through which the reservation was made.

Changes to stay dates, room allocations, guest numbers, or room types may be subject to revised pricing based on current rates and availability. Applicable taxes and fees may also change based on the dates of stay and local regulations.

VIP, Return Guest & Promotional Discounts

VIP, Return Guest, and other promotional discounts offered by Lodge 401 Niseko Annupuri are available throughout the season except during the following peak periods:

• Christmas & New Year: 21 December 2026 to 6 January 2027
• Chinese New Year: 18 February 2027 to 3 March 2027

Discounts cannot be combined unless otherwise stated.

Payment Terms

To secure a reservation, payment of either the required accommodation deposit or the full accommodation balance must be received within three (3) days of receiving a payment request from Lodge 401 Niseko Annupuri.

Reservations Made 60 Days or More Before Check-In

• A 20% accommodation deposit is required to hold the reservation.
• The remaining 80% accommodation balance is due 59 days prior to check-in.

Reservations Made 59 Days or Less Before Check-In

• 100% of the reservation value is required at the time of booking.

Failure to make payment within the required timeframe may result in cancellation of the reservation unless alternative arrangements have been agreed to in writing.

Minimum Stay Policy

Lodge 401 Niseko Annupuri operates with seasonal minimum stay requirements. At the start of each booking season, priority is given to reservations that meet the published minimum stay requirements for each period.

As availability changes, shorter stays may become available between existing bookings. These opportunities are typically released closer to the winter season and are updated regularly based on occupancy and booking patterns.

Guests seeking stays shorter than the published minimums are encouraged to contact our reservations team to discuss available options.

Check-In

From 3:00 PM (15:00)

Guests arriving before check-in may be able to access their room early if it is ready. If early check-in is unavailable, luggage storage and access to lodge facilities may be available while waiting.

Check-Out

By 10:00 AM

Late check-out requests are subject to availability and must be approved by Lodge 401 management.

Guests departing after check-out are welcome to store luggage and make use of lodge facilities while awaiting transfers.

Property Damage & Security Deposit

Guests are responsible for any loss of or damage to the accommodation, furnishings, fixtures, fittings, keys, or other property during their stay.

At check-in, the lead guest must provide:

• A valid passport
• A valid credit card for security purposes

Guests authorize Lodge 401 Niseko Annupuri to charge the provided credit card for any costs associated with property damage, excessive cleaning, repairs, replacement of missing items, or other charges resulting from the guest's occupancy.

Lodge 401 Niseko Annupuri is not responsible for loss, theft, or damage to personal belongings, ski passes, rental equipment, or other guest property.

Non-Smoking Policy

Lodge 401 Niseko Annupuri maintains a strict non-smoking policy throughout the building.

A designated outdoor smoking area is available and will be identified during check-in.

Guests who smoke within the building may be charged for costs associated with:

• Odour removal and deep cleaning
• Repair of smoke-related damage
• Replacement of damaged furnishings or fixtures
• Compensation or relocation costs incurred for affected future guests

Lodge 401 Niseko Annupuri reserves the right to immediately terminate a guest's stay without refund if smoking occurs within the building.

Guest Conduct & Misconduct Policy

Guests are expected to behave respectfully toward other guests, staff, and property.

If a guest, or member of their party:

• Causes danger, disturbance, or distress to others;
• Engages in abusive, threatening, or unlawful behaviour; or
• Intentionally damages property,

Lodge 401 Niseko Annupuri reserves the right to terminate the stay immediately and require the individual(s) to leave the property without refund.

No compensation, alternative accommodation, transportation, or reimbursement will be provided in these circumstances.

Lodge 401 Niseko Annupuri accepts no liability for costs incurred as a result of such removal.
